Now is a great time to load up your real estate portfolio. Property values are stagnating at best and various factors are combining to cause rental rates to increase. Those factors are:
- Condo conversions have removed thousands of apartment units from the market
- Sub-prime meltdown means that fewer people can qualify to purchase homes. These people will have to rent, thus increasing demand for rental units
There are several months worth of “for sale” inventory currently on the market (9 – 10 months by some accounts). So property values should stagnate for another 6 months or so as we sell through this excess inventory. So we have the classic example of increased demand (more renters) and reduced supply (condo conversions) putting upward pressure on rental rates. These factors make the next 6 months one of the best real estate investment opportunities of the past few decades.
